Job Brief
We are looking for a prudent Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction and revenue.
Detailed Tasks
- Maintains written
documentation of all maintenance and repairs for inclusion. Ensures all
preventative maintenance procedures are performed in a timely manner and are
compliant with regulatory requirements
- Monitors all major
equipment and log readings as described in building Standard Operating
Procedures
- Conduct technical
audits
- Handle customer
complaints
- Conduct physical inventory and keep records
- Establishes and
maintains a good working relationship with the client
- Management and
control the facility budget
- Manage and control
all aspects regarding Safety, Health, Environment & Quality (SHEQ)
- Hands-on knowledge
and experience in the safe operation of a variety of tools, machinery, and
power equipment used in performing essential functions
- Ability to prioritize
and perform multiple tasks, to read, analyze, and interpret general business
documents, invoices, forms, and governmental regulations
- Ability to walk,
stand, maintain balance, climb ladders, crouch, lift, carry, push, or pull up
to 25kgs, bend, stoop, and reach above shoulder level
- Ability to withstand
indoor and outdoor environmental conditions including dirt, dust, pollen odors,
sun, wetness, rain, fumes, temperatures, noise, or machinery vibrations
- Responsibilities may
arise outside of normal business hours due to facilities emergencies. The
Facility Manager is expected to attend to these emergencies and coordinate
correction
- Monitors HVAC (Heating, Ventilation and Air Conditioning) daily.
Performs or schedules required adjustments, preventive maintenance, and repairs
to HVAC equipment as needed
- Responds to problems
and alarms immediately. Documents work and disseminate information to
appropriate parties
- Performs testing for
pressure, DP sensors, the fire alarm system, and other mechanical systems
identified as needed
- Coordinates repairs
and routine maintenance with outside vendors (elevator, plumbing, electrical,
roof, deionized water system, painting, and others as required)
Major Requirements
- Bachelor's
Degree in related field preferably Procurement / Engineering / Technical
- Proven 5+ years work experience as a Property Manager
- FMP (Facility Management Professional) certification preferred
- Fully understanding property management and its financial aspects
- In depth knowledge of all rules and regulations surrounding property management
- Customer focus and bottom line orientation
- Well organized with excellent time management skills
- Competency in MS Office
